The villa's footprint and suite configuration includes:

- The Bedroom Suites: Five spacious, air-conditioned bedrooms featuring en-suite bathrooms, hairdryers, makeup mirrors, safes, and iPod dock clocks. Four bedrooms offer oceanfront views: Master Bedroom 1 with 1 King bed, private terrace, soaking tub, and walk-in closet; Bedroom 2 (Casita) with 1 King bed, soaking tub, and walk-in closet; Bedroom 3 with 2 Queen beds; and Bedroom 4 with 1 King bed. Bedroom 5 is located in a private guest house offering 1 Queen bed with house views.

Your reservation unlocks complete, private access to a resort-style beachfront sanctuary. Guests can step directly onto 98 feet of private beach for swimming, picnics, or star-gazing. The outdoor space features a heated infinity pool and jacuzzi, sun loungers, daybeds, an outdoor dining table for up to 10 guests, a charcoal BBQ grill, a gas fire pit, and a spacious palapa-covered bar. Water activities and lawn games are also included, featuring paddleboards, snorkel gear, cornhole, bocce, and lawn horseshoes.

Celebrated for its tranquil atmosphere, lush surroundings, and secluded beaches, the neighborhood offers safety and peace of mind. Premier local attractions are nearby, including The Shoppes by Palmilla and Palmilla Golf Course (3.08 km), El Merkado shopping center and Fresko supermarket (4.6 km), and historic downtown San José del Cabo (9.8 km).

Renting a vehicle is recommended for exploring the area, though private transportation and taxi services can easily be coordinated through your villa team. Parking for up to 30 cars is available on-site.

Additional Information:

- Booking, Policies, & Events: All groups must have at least one member who is 25 years of age or older as the signing renter, with a maximum capacity of 12 guests.
- Casa Edwards Too enforces a strict no-smoking policy. Violation of this policy carries a $500 USD penalty.
- Pets may be allowed upon prior request and approval.
- The expansive lawn area and pool deck can host private events for up to 100 guests (until 10:00 PM, with prior authorization and applicable fees).
- Standard check-in is after 3:00 PM and check-out is by 11:00 AM.
- Taxes & Fees: All rates are subject to 16% VAT, 4% Lodging Tax, a $120 USD Accidental Damage Protection fee, and a $15 USD per night Environmental Sanitation fee.

While we are always transparent and disclose any known nearby construction at the time of booking whenever possible, new construction or renovation projects may begin after a reservation is confirmed and are outside of our control. As such, construction-related noise or activity in the surrounding area does not qualify for compensation, cancellation, relocation, or refunds.
